You will be supporting the Finance Manager on a day to day basis in their large scale mixed used development/redevelopment projects in Singapore. There is currently 1 completed and 1 on-going projects. There will be other commercial aspect of the job scope where you will get a chance to be participating in financial modelling and commercial contract review etc.

  • Monthly End Closing - Review BS, P&L and bank reconciliation prepared by offshore team and perform variance analysis. Perform accruals, cost allocation, cost transfer, and liaise with offshore finance team on AP/AR and month end closing activities.
  • Project Finance - Oversee financial transactions and accounting positions at project level. Track and monitor costs against forecasts on a monthly basis, including preparation of relevant management reports. Ensure timely payment processing, maintenance of cashbook and billing.
  • Treasury matters - liaise with banks and prepare debt drawdown notices and necessary documents for debt drawdown, prepare cashflow liquidity report and assist in cashflow forecast and analysis.
  • Tax & GST filing and queries - Ensure correct tax coding, liaise and provide internal/external tax team and stakeholders relevant information for filing and queries.
  • Annual Financial Statements - Liaise and coordinate the preparation of financial statements, disclosures, and support documentation with Finance Services.
  • Financial Modelling - develop and run detailed financial model for mixed-use project(s) with an Asset Management intent. Identify key investment drivers, conceptualise scenario analysis with sensitivities and assess impact to the development using IRR, NPV, MOC and other key performance indicators.
  • Commercial Contract Review - Formulate or review commercial terms for contracts to ensure advantageous impact to project cash flow streams and asset financials.
  • Ad-hoc matters - Market research and analysis on key assumptions used, preparation of presentation slides and materials for projects and other matters.
  • Stakeholder Management - Collaborate with key stakeholders to ensure relevant and accurate information is collated. Proactively supporting the needs of the team and wider business where requested.

  • You have about 2-3 years of big four external audit experience. Real estate experience preferred.
  • Minimum degree qualified (accountancy, business, finance preferred)
  • Relevant tertiary qualifications which may include CPA, CA or CFA qualifications
  • Good interpersonal and communication skills
