This person is based in AIAIM and supports regional real estate investment underwriting and portfolio management (in funds or balance sheet) and interfaces with various stakeholders, functional departments and business heads. He/She must have strong communication skills, both verbal and written in English, preferably also in Mandarin. He/she is well-versed with analytical skills, especially underwriting real estate investments, able to communicate across various countries of different backgrounds and write concise reports.

He/She reports to and supports the Head of Real Estate Investment in AIAIM. Some travelling may be required.

As part of the Real Estate Investment team, he/she will form the core team in AIAIM to execute high quality transactions for investment purposes and actively manage the performance of the real estate portfolio.

Job Description
  • Works with various BUs to source high quality real estate deals (can be physical assets or funds)
  • Provides financial analysis and feasibility studies to evaluate and recommends real estate deals for the company, with the requirements to satisfy other function needs including but not limited to Risk Management, Capital Management, Legal & Compliance, Tax, Business, etc.
  • Conducts due diligence on new direct and indirect real estate acquisitions.
  • Prepares memos and presentation decks for investment deals and reporting.
  • Ensures the investment processes and activities comply with in-house policy, procedures and governance.
  • Recommend asset holding/divestment plans.
  • Perform portfolio management related activities including performance measurement, reporting, benchmarking, managing capital call and distributions etc. Conduct hold/sell analysis.
  • Develops and implements creative strategies for different forms of investment such as joint-venture, build to suit, fund set up, etc.
  • Conducts research on real estate markets, sectors, trends and developments.
  • Collates, interprets and maintains reports of markets, transactions and other real estate activities.
  • Performs other responsibilities and duties periodically assigned by supervisor.

Job Requirements
  • 3 or more years of relevant work experience in real estate or related industry. Experience with owner or developer or financial institutions or insurance companies on real estate investment
  • University graduate in real estate, finance, business administration or equivalent with relevant experience.
  • CFA candidate or holder is a plus
  • Good understanding of all aspects of property investment, development and financing processes, including but not limited to market analysis, financial analysis, property valuation and capital markets.
  • Highly developed interpersonal skills and abilities; demonstrating confidence in building and effectively maintaining positive relationships with clients, partners, developers and co-workers. Strong team player.
  • Strong problem-solving skills.
  • Strong computer skills, including Word, Excel and PowerPoint
  • Strong financial modelling skills. Able to build financial models from scratch.
  • Strong writing and oral communication skills. Ability to understand complex concepts and communicate them in a concise way.
  • Well organized, good administrative skills, meticulous and attention to detail. Fluency in Mandarin is preferred.
