- This manager is based in AIAIM and reports to the Head of Real Estate Investment in AIAIM. He/She will form the core of the real estate team in AIAIM, to be responsible for sourcing and executing global real estate investments, and delivering superior investment returns in accordance to agreed strategies on behalf of the AIA entities.

- This manager will assist the Head of Real Estate Investment in implementing the real estate portfolio strategy and construction to meet regional and sector allocation targets.

- He/She has strong business acumen and analytical skills, to independently source, select and performing quantitative and qualitative analyses on potential real estate opportunities, both private equity real estate and direct property investments, globally and across all real estate class. He/She will structure the deal to meet the requirements of the AIA entities, including preparing an in-depth investment memo to recommend the transaction. Supported by the team's analysts, he/she will lead the necessary due diligence and to execute the closing of the transaction.

- He/She will conduct regular review of the portfolio strategy and performance, including buy, hold, sell analysis to optimize the value of AIA Group's real estate investments.

- He/She has strong communication skills, both verbal and written in English, and be able to interface with various stakeholders including functional departments and business heads.

- This manager must be able to be work from multiple locations with frequent travels.

Job Description
  • Source, evaluate and recommend financially attractive real estate investments that meets the AIA entities requirements and function needs, including but not limited to Risk Management, Capital Management, Legal & Compliance, Tax, Business, etc.
  • Work with and guide the real estate analysts to assess, underwrite, due diligence and prepare in-depth deal memos to recommend potential real estate investments.
  • Ensures the investment processes conducted comply with in-house policies, procedures and governance.
  • Review the real estate portfolio on a regular basis and to make buy, hold, sell recommendations.
  • Provide regular reports and updates on investment pipeline and portfolio performance.
  • Performs other responsibilities and duties periodically assigned by supervisor.

  • Internally, he/she shall be able to communicate well with other functional departments including but not limited to Finance, Legal, Tax, Risk, Treasury, Investor Relation, Corporate Communication, Marketing, Branding, Compliance, Internal Audit and business CIO/CEO/CFO
  • Externally, he/she shall be able to communicate well with government bodies such as regulators, government agencies and external professional advisers, leasing agents, valuers, etc.
  • 15 or more years of global or regional real estate investment or related industry experience with fund managers, developers, financial institutions or insurance companies. Those with extensive networks in the real estate investment space, prior real estate portfolio or fund management experience will be preferred.
  • University graduate in real estate, finance, business administration or equivalent with appropriate experiences. CFA or equivalent is a plus.
  • Good understanding of all aspects of property investment, development and financing processes, including but not limited to market analysis, financial analysis including property valuation and capital markets.
  • Highly developed interpersonal skills and abilities; demonstrating confidence in building and effectively maintaining positive relationships with clients, partners, managers and co-workers. Strong written and oral communication skill is essential.
  • Self-motivated team player who is meticulous, detailed oriented, organized, quick learner, adapt at multi-tasking, with strong analytical and problem solving skills.
