Description

Responsibilities
- Primary tasks will be tracking the regional, national and local property markets, analyzing and reporting on current real estate trends and movements, forecasting real estate conditions i.e. rental growth and returns, and integrating both proprietary and third-party research inputs into the investment and view formation process.

- Responsible for building, maintaining the consistency of and improving quantitative models and data analyses, including rental growth forecast models and market model portfolio processes. Being the key person contributing to the preparation of and presenting at the bi-annual Investment Strategy Meeting and Forecasting Day.

- Work closely with the acquisitions, portfolio management and asset management functions to provide up-to-date opinions on proposed transactions and insight into relevant markets, modelling assumptions and growth projections/trends.

- Work with the Head of Asia Pacific Research to determine independent research market view for new acquisition, write up this view i.e. the market section in the IC paper and present the research view in the IC meeting.

- Work closely with the Head of Asia Pacific Research to analyze emerging investment themes and develop market-level investment convictions in order to provide strategic guidance for forming investment strategy for existing portfolios and for product/business developments.

- Proactively thinking about new ideas, new investment strategies and new perspectives on the investment market outlook. Work closely with the Head of APAC Research to formulate new initiatives for the research team - both in Asia Pacific and Globally - to improve the efficiency of research process and quality of the research outputs.

- Responsible for writing-up the market section in periodic reports for various mandates. Assist with the development of investor marketing materials including presentations and pitchbooks.

- Contributing to the production of regional and global research publications including the Quarterly Insights and Global Outlook.

- Being a senior member of the team, sharing responsibility to develop junior team members and being the "go-to" person for colleagues in the investment team across the region when it comes to market data and research insights.

- Collaborate with other research colleagues in Europe and the US on global research projects including contribution to the global research publications

Profile

- Candidate should have at least a first degree or higher in a relevant field such as economics, finance and/or real estate.
- Candidate should have at least 7 years of relevant research experience in Asia Pacific, covering multiple real estate markets and sectors.
- Strong analytical and quantitative skills
- Strong writing and communication skills - capacity to communicate investment strategies to both internal and external parties in presentations.
- Ability to organize and to lead research projects
- Ability to adopt a collaborative approach to problem resolution with other teams
